David G. Hellmuth is a partner and founding member of the law firm, HELLMUTH & JOHNSON, PLLC. Mr. Hellmuth obtained his juris doctorate degree and is a cum laude graduate of the William Mitchell College of Law. Mr. Hellmuth completed his undergraduate studies at the University of Minnesota. Mr. Hellmuth is a member of the Minnesota State Bar Association and the Hennepin County Bar Association. Mr. Hellmuth is licensed to practice law in the state and federal courts in the state of Minnesota.
Mr. Hellmuth concentrates his practice in the areas of community association law, with an emphasis in the representation of condominium and townhouse associations, builders, developers, financial institutions and other real estate organizations. Mr. Hellmuth also practices in the areas of real estate law and development, business and corporate law, creditor remedies, banking law, litigation and construction law.
Mr. Hellmuth is an active member of the Minnesota Chapter of the Community Association Institute (“CAI”). He served on the CAI Board of Directors and is its former President. He is an active member of the CAI Legal Committee and has served as former chairman of the committee. The CAI Legal Committee is comprised of Minnesota attorneys practicing in the area of community association law.
Over the past several years, Mr. Hellmuth has served the interests of a large number of community associations. He is also and active and dedicated volunteer. Mr. Hellmuth has participated in the following volunteer activities concerning community associations:

Michael Klemm, Esq. -

Michael D. Klemm represents real estate developers and associations in
connection with the creation and management of common interest communities
including condominiums, ownhomes, single-family associations and mixed-use
developments. Michael assists clients with drafting and amending association
governing documents, enforcing covenants and regulations, collecting
assessments, and general association management. He is an active member of the
Minnesota Chapter of Community Associations Institute and serves on its
Legislative Action Committee and Homeowner Training Committee.
In addition to his community associations practice, Michael represents landowners, developers,

Alice is a condominium manager with an academic background in science education and gerontology. She is fascinated by the interactions among a building, its systems and its occupants, and has been applying her science background to issues of multi-family building durability, sustainability, and energy efficiency.
Believing that community associations are best served through education and advocacy, she is active in the Community Associations Institute (CAI), Minnesota Chapter. In her tenure on the board of directors and the Education Committee, she designed and taught classes to educate association leaders, managers, and Realtors on association management and building operations. She has written several articles for the CAI newsletter. Topics include water discharge management, assessment comparison, and building durability. Alice is now serving on the CAI Legislative Action Committee. To keep abreast of trends in community association management she maintains the CAI certification – Certified Manager of Community Associations (CMCA) and Association Management Specialist (AMS) designation.
She has served on the program committees for and was a speaker at the 2004-2006 Affordable Comfort Conferences and the Multifamily Buildings 2006 conference. She served on the board of the Minnesota Indoor Air Association and on the Building Performance Institute’s (BPI) expert panel for the creation of operations and maintenance standards for multi-family building operators. To these residential building organizations she brings the community association/multiple-ownership perspective.
Bob Mac Donald, CMCA -

Bob Mac Donald is no stranger to Community Property Management having spent 10 years as a Property Manager in the Florida Keys and the last 8 years as a property manager in the greater Minneapolis area, which taught him the importance of understanding the difference between what may “be fair” and “what is legal.” During his time in the Keys, Bob served as the President of the Florida Keys Condominium Association for 6 years. In this capacity, he organized various seminars related to the legal concerns of both property managers and the associations they served.
Bob has more than 30 years of experience in the field of customer service and, as we all know, Property Management is all about customer service and knowing how to serve our clients well.
Before joining Gassen Company in 2001, Bob worked one year for a well know national Department Store as a Store Manager while completing his Masters Degree at Bethel University. In this role, Bob saw the down side of what happens when an organization does not keep pace with the constant changing landscape of customer service.
Joe Mirocha, CIRMS, Insurance Consultant -

Joe has been involved in the insurance industry for over 28 years. Over the past 14 years he’s shifted his focus to working with community associations.
He enjoys partnering with community associations to actively develop procedures to help them reduce their overall cost of risk. Joe is active in Community Associations Institute (CAI) on a local and national level. Members of CAI often seek out Joe for his extensive knowledge of community association governing documents, vendor contracts and loss control procedures.
Additionally, Joe’s report on the coordination of HO6 and master insurance polices was published in CAI’s Minnesota publication, Community Living.
Because of his extensive community association insurance knowledge, he has been asked to be a panel member on various legal and community association panels, including those presented by Felharber, Larson, Fenlon and Vogt, and the Minnesota Association of Cooperatives Joe is one of only 50 Community Insurance and Risk Management Specialists (CIRMS) in the nation, and is a Certified Insurance Counselor (CIC).
He is certified through the Minnesota and Wisconsin Department of Commerce as a producer in the areas of property and casualty insurance.
Marjorie (Marj) Peterson holds both PCAM and
CCAM designation and is a nationally recognized
expert in the field of community association
development, transition, operations, and
management. Marj started her work in the
management industry in Minnesota in 1971 and in 1981, as President of Creative Transitions, Inc., Marj created one of the first companies in the country to specialize in the transition of community associations from developer control to homeowner control.
Marj was recognized by the Community Associations Institute (CAI) with the coveted Byron Hanke Award for lifetime achievement and contributions in the field of community associations. Marj also served as the national president of CAI in 1987 and was the first woman among 17 managers in the nation to receive the Professional Community Association Manager (PCAM) designation from CAI.
In 2001, Marj started her specialized consulting business, Creative Transitions & Consulting, in CA following her completion of a $12.9 million new construction and $5 million renovation projects in La Jolla, CA.
In 2005, Marj opened a second office in Minnesota and travels extensively for clients throughout the country. Her expertise and knowledge in this specialized industry allows her the ability to provide Developers, Boards, Managers and their communities with the highest level of assistance in all areas of their operations
Greg Pettersen, RS -

Mr. Pettersen joined Reserve Data Analysis, Intl in 1996 and leads their Midwest operations from the Minneapolis office.
Greg is a CAI certified Reserve Specialist™ and business school honor graduate with over a decade of commercial and residential construction industry experience in the upper Midwest.
An active Board member in his Minneapolis area Townhouse Association for fourteen years, his tenure there included terms as chairman of both the maintenance and budget committees and President from 1995 to 2006.
He helped guide his association through a complete rewrite of their governing documents, including an “opt-in” to the Minnesota Common Interest Ownership Act, and charted them a financial recovery from the brink of insolvency.
Greg has served multiple terms on the Board of Directors for the Minnesota Chapter of the Community Associations Institute, including 2004 Chapter President, has chaired the CAI-MN Legislative Action Committee and served as an alternate member of CAI's Reserve Professionals Committee.
He leads workshops and lectures at Educational Conferences, authors articles on reserve funding, routinely consults with association boards, and teaches Property Manager and Realtor continuing education courses.
Dave Stendal, President -
Omega Management, Inc.
David Stendal founded Omega Management, Inc. in 1977, starting with an initial portfolio of small rental properties totaling 89 units. In February 1980, the company acquired its first community association client, a small 20-unit property built in 1887.
Sensing an opportunity in this new field of association management, Stendal quickly refocused the company to specialize in community association anagement. Realizing that there was much to learn in this new field that shared little in common with rental management, Stendal joined the Community Associations Institute in 1980. He was elected to the Chapter Board of Directors and served as President of the CAI Minnesota Chapter in 1983.
Stendal has presented seminars on a variety of topics, including budgeting, Reserve funding, dealing with contractors, and handling insurance deductibles.
Omega Management, Inc. currently manages over 60 community associations comprising about 5,000 units, with a number of clients dating back to the early 1980’s.
